36 Watford Street Strowan, Christchurch City

Sitting in prime position, this 'picture book' character home will be a hard one to overlook. In close proximity to Christchurch's finest private schools, this family home is also in zone for Waimairi School, Heaton Intermediate, Christchurch Boys' High and Papanui High schools. Conveniently located close to both Merivale and Northlands Malls, bespoke cafes and boutique stores, it's also a short trip to the emerging CBD, where momentum is building.

Built in the 1920's, this home is full of charm and grandeur with potential to repair or rebuild. An 'As Is Where Is' proposition, it is being sold without vendor warranties, EQC claims or insurance, however it is habitable and may well provide income for those wishing to 'land bank' or redevelop. Geotech and Reinstatement Project reports are available. Rental appraisal of between $550-$620 per week.

Ideal for large families requiring space, there is a grand formal sitting room, separate living room, and an al fresco sunroom adjacent to the open plan kitchen and dining area. Upstairs are three double bedrooms, family bathroom and an additional quaint sunroom overlooking the pretty street views below. There is nothing ordinary about this home, and discerning buyers will appreciate the project before them.

Having weighed up their options our owners have reluctantly moved on, leaving an opportunity for those who recognise the potential and value of living in the coveted Strowan suburb.

Auction: 6.30pm, Thursday 19 November 2015, The Atrium, 455 Hagley Avenue, Christchurch (unless sold prior)
